Work out a weekly system for keeping your house clean. Indoor plants. Incorporate indoor plants to your decor to freshen up your air and brighten your mood.Reorganize your home. Multifunctional spaces. As we shift to doing more activities at home, increasing the function of each room is essential to maximize small spaces. Get creative with your storage and interior design this year!Make your home more energy efficient. Fresh coat of paint, Earthy tones. As we go back to nature, warm earthy and autumnal tones like olive green, wine reds, and golden yellows are expected to make a comeback.Donate what you can. Don’t ignore small repairs that your house needs. Lastly, take some time to rearrange your furniture so it is oriented in conversation groups and not just facing the television. The odds are on me.” Thats right it’s a seller’s market or at least balanced in most area’s across the country so listen to your REALTOR®, sold home comps don’t lie. If you love the house, odds are so do five other buyers! Counter offers DO happen, so don’t go low and hope the seller counters. ~SELLER~ On the fifth day of Christmas, my REALTOR® said to me, “Follow the FIVE Golden Rules, are all to benefit me.” Rule 1) Hire a REALTOR sells homes, doesn’t just list homes. Rule 2) Be motivated sell your home. Rule 3) Prepare to sell your home. Rule 4) Price your home right, to sell it fast. Rule 5) Get your home marketed well. Whether you were naughty or nice, it doesn’t matter as your REALTOR® will find you a home that will make your heart leap!” ~SELLER~ On the first day of Christmas, my REALTOR® gave to me, “Two cleaning tips & two garden gloves, to get my home lovely” Cleaning and decluttering will get your home in it’s best condition for listing photos and showings. How the home looks and feels is incredibly important. Curb appeal is everything! Top REALTORS® say that improving curb appeal boosts marketability and adds dollar value to the sale. additionally appraisers can’t necessarily put a price on curb appeal, they do however take it into account when reconciling the final value. Lastly curb appeal adds the “wow” factor that draws more buyers and gets them excited to see what’s inside. Here are a few easy things you can do to boost the curb appeal: 1) Basic yard care (mow and fertilize the lawn, kill weeds) 2) Trim trees & shrubs 3) Spread fresh mulch or rock 4) Remover dirt cobwebs and grime from the enterance. On the 1st day of Christmas my REALTOR gave to me………… ~BUYER~ On the first day of Christmas, my Realtor said to me, “Get a pre-approval letter from a LOCAL lender.” Most REALTORS® have a mortgage person they can suggest that they trust. One they’ve used before and know well. (REALTORS® do not get a kickback from the lenders they suggest, that’s illegal.) Be prepared to provide them with bank statements, proof of income and much more. It is natural to feel guarded with all the personal info they are requesting, but it’s the only way for them to know what you can afford. And if you are a cash buyer, have a proof of funds letter from your bank or a statement showing you have the money available to spend. This shows your REALTOR® you are serious and more over it proves to the seller you are a serious buyer. ~SELLER~ On the first day of Christmas, my REALTOR® gave to me, “A presentation on how they’ll sell my home and a market report for FREE” Most REALTORS® use a number of effective ways to advertise and market a home. Savvy REALTORS® know what to include in a listing to promote the home and get you top dollar. To price your home properly a “Comparative Market Analysis” (CMA) should be provided. A CMA is an estimate of a home’s value based on recently sold, similar properties in the immediate area. REALTORS® create CMA reports to help sellers set listing prices for their homes. Time flies so fast that it’s already November!
